eTitle's Advantage.     Seamless, Intuitive,        Event-Driven            Workflows.

Taking Real Estate Legacy Reocrds Foward!

eTitle.Com evolved through changes and enhancements, sidelining some processes and ultimately moving to an event-driven workflow system. A key part of the change was redesigning the metaphors and habits used to complete a title examination.

The first step was to view the overall title as a large tree, with numerous limbs and leaves. The key was to combine the traditional search with the blockchain data storage methods.

Secondly, historically we treated the title search as a strictly sequential, parallel process. Our archives contained over 350,000 titles or title fragments. Implementing the industry-standard Tesseract OCR engine allows us to pull information to apply to new orders as well as like orders in the archive.

Thirdly, with the help of "Copilot" and an ABA database, we have built a second tree, a graft, if you will, of lenders and their ancestors back to 1950. Using that process, we then followed behind the MISMO organization and loaded the XML data dictionary into a transferable structure to complement our large data dictionary.

Finally, as hinted under item three, we advanced the metaphor to one resembling Ancestry.com and 23andMe. We tied generations of plats, blocks, lots, and parcel designations across our different databases, public databases available through APIs, and website data using various data extraction and collection methods.

To keep everything consistent, clean, and reusable, we spent time developing VIBE skills, and using Claude Code AI, Copilot AI, and GitHub.

Customers now have access to their data, and history, and can place online orders.

Customers receive completed orders in one or multiple formats.

Customers, who so desire, may have their completed orders in a format that allows for their importing of the final product into their own systems.

Our turnaround time remains consistent, and the amount of paper used to process orders and generate copies is greatly reduced.

The older client-server interface remains in place so that customer orders can progressively transfer to a new environment.

Idea - From Concept To Creation

The key to moving forward is to design systems that are close to 100% table-driven, giving users the ability to change simple values, compound valid data combinations, direct processes and events derived from tables keyed by those values, and finally stringimg simple, compound, and complex tables together to direct proper transaction processing and complete derivable data input from the embedded table logic.

This release of www.etitle.com encapsulates this architecture and processing sequences only because we could use new tools to identify, combine, and output definitive patterns.

Let's look at the Ancestry metaphor. As we analyze priors, we can now extract data from the various related sites, store the keys, and allow for "leaves" to be added by the examiner. These leaves, combined with the original prior examination and the extracted new data, not only provide a superb product for the customer, but also enhance the starting prior for the next access.

Now, imagine the value of this data for predicting trends, running statistical analyses, and building connections with other data.

FYI, we use cryptography tools and keys to mask relationships, just in case an intruder wants to play games.

Then, we had to ask ourselves: how does all this time, investment, and effort monetize itself? We moved forward using two of the AI tools with using libraries from MIT, a team in Indianapolis, and friends across the Atlantic. We acquired a toolset that roots out API formats and codes the "envelope", meaning we can expand at our own leisure and use the VIBE coding libraries and the two AI tools to monitor existing interfaces and expand.

Our team prodcues updated titles, with minimal typing and little to no handwriting. The next person who runs the same title, if Abstracts & Titles performed the search, will perform a series of updates.

Another option lets us reliably expand the team, the contracting staff, our customer base, revenue, and the business's long-term stability.

We now access multiple databases, and the external data as we process an order.

Our internal and external communications networks must remain reliable. This is                     because of the distributed design. With that in mind:

     1) The inter-office client-server data access will remain in place.

     2) External access is accomplished in one of two ways.

     - The first is the traditional web browser-based interface.
     - The new customer and associate access sites are in the final stages of testing.

     3) The third method involves “web app” design. This access is limited to associate access. The web is treated like a network, and the workstation application behaves as if it were a client-server. But there is always a but: we added code and utilities to handle unreachable networks. Data is transferred to the application with the order data, and when the host server (ours) becomes available, the data syncs back up on return. Depending on the workload, syncing the data may take a minute or two.
